Asbestos Management Survey
A management survey is the standard survey. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to assess their condition. Samples are sent to accredited scientific laboratories for testing and they produce a report on the Asbestos content of the samples provided to them. Once the sample results are back from the laboratory a comprehensive report is compiled and sent to the client.
Asbestos Refurbishment & Demolition Survey
A refurbishment and demolition survey is a survey that will include intrusion into sealed voids and ducts, under floors, enclosed spaces and all other moreinaccessible areas. This survey is needed before any refurbishment or demolition work is carried out and is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach. A refurbishment and demolition survey may also be required in other circumstances, eg when more intrusive maintenance and repair work will be carried out or for plant removal or dismantling. Samples are sent to accredited scientific laboratories for testing and they produce a report on the Asbestos content of the samples provided to them. Once the sample results are back from the laboratory a comprehensive report is compiled and sent to the client. It is now statutory to conduct this type of survey prior to any refurbishment or demolition projects.
If deemed appropriate, a specific area survey can be conducted to more localized areas.
Specific Area or Localised Asbestos Surveys
The removal of Asbestos can be costly and is not always necessary. Specific area Asbestos Surveys are often cheaper than complete building surveys and can be extremely effective when trying to identify possible or suspect ACM’s in localized areas.
The location, condition and extent of all Asbestos Containing Materials and suspected Asbestos Containing Materials identified during the Asbestos survey are recorded in the form of an Asbestos Register.
It is a mandatory HSE requirement to have such a document, which is auditable along with all normal Health & Safety documentation. Confirmation of Asbestos Containing Materials obtained through sampling is added to the Asbestos Register.
HSG264 – 2nd edition is a illustrated publication, which replaces and expands on MDHS100, Surveying, sampling and assessment of asbestos-containing materials. It is aimed at people carrying out asbestos surveys and people with specific responsibilities for managing asbestos in non-domestic premises under the Control of Asbestos Regulations 2012. The book covers competence and quality assurance and surveys, including: survey planning, carrying out surveys, the survey report and the dutyholder’s use of the survey information. It includes extensive appendices and references.
